Bespoke New Builds

Listed buildings and Conservation areas
As residential architects, we have an appreciation for conserving old and unique buildings as functioning living spaces. Taking on a listed building project can feel a little daunting, but transforming your listed property into one you feel more comfortable in can be an extremely rewarding experience. We’ll advise and guide you through the whole project. We have experience of working in conservation areas too so can offer knowledgeable support throughout the planning process.
Loft Conversions
A loft conversion may feel like the easiest and cheapest way to add more space to your house. The insulation requirements for lofts have increased in recent years, making it vital to be sure you have sufficient height to create usable rooms. We are happy to visit your property to check the loft height and discuss your requirements.
How we work
We offer free, no obligation meetings with clients at the start of any residential architecture project. Here, we’ll discuss your requirements and ideas. We’ll then carry out a full measured survey of the property prior to preparing the concept design drawings.
Upon completion of the measured survey we will prepare the concept design drawings based on our discussions and the brief provided. In many cases client request 3D sketches so that they can visualise the end result.
Once a design has been agreed we will prepare all the drawings and documents required for a planning application. Once an application has been submitted we are in regular contact with the planning department to enable as swift and straightforward a planning approval as possible.
Almost all building work requires building control approval. We produce a full set of technical drawings that comply with current regulations and are suitably detailed for the builder. We will guide you through the building control process and supply any additional information required.
We will assist you with obtaining competitive tenders from contractors, review their proposals, and provide guidance during the selection process. We also offer an on-site inspection service where we make regular site visits. We'll ensure everything is built according to the drawings and the workmanship is of a high standard.

Frequently Asked Questions
While it's not always a strict requirement, it is generally a good practice to keep your mortgage lender informed about any significant changes or modifications to your property, including building work. This helps maintain a transparent and open line of communication with your lender. It’s best that both parties are aware of any potential impacts on the property and the mortgage agreement.
The short answer is: no! If you are submitting your drawings for planning permission then the local council will notify your neighbours about your application. However, we strongly recommend speaking to your neighbours beforehand. Show them a copy of the drawings. Reassure them that you will do everything in your power to make the build process as painless as possible for them.
There are many changes you can make to your property that do not require planning permission. You can paint it, render it, change the windows, change the roof tiles and add velux windows to name a few. You can also build small extensions and add dormer windows if they meet the permitted development criteria. We are always happy to discuss these changes with you if you are uncertain.
We work on a wide variety of projects with no project being too large or too small. Our largest projects include bespoke newbuild homes for a variety of clients.
Being on site with a contractor can be new territory and many of our clients have little or no experience. We offer a full service including on-site inspections, contract administration and regular meetings with the client and contractor throughout the construction phase.
Obtaining planning permission for residential architecture projects can sometimes be challenging. Our experience and expertise can assist you in obtaining planning approval. We understand the local planning policies and will guide you through the architectural process to design a house that meets those planning policies. All building work requires building control approval; we have extensive knowledge of the current Building Regulations and produce technical drawings that comply with building control. Without the technical drawings there is no guarantee that your appointed builder will build to the latest Building Regulations.
To ensure you have the appropriate coverage and to comply with the terms of your policy, it is crucial to inform your house insurance company about any building work taking place on your property. They can guide you and provide you with the coverage you need during the construction period.
If you are building up to the boundary then your foundations will be in the neighbouring property. By law you will need to obtain a Party Wall Agreement with the neighbour affected. We can talk you through the process and assist in appointing a Party Wall Surveyor.
